So, we set out to create something completely different. Our aim was to build a special place for friends and family to visit, one where we owners could know they had a tangible stake in the potential upside of the property, but without the headaches of annual fees, hidden costs or maintenance. We believe we achieved this.
Executive Summary: Villa Buena Onda is a 7 bedroom, luxury, ocean view villa located in Guanacaste, Costa Rica. The Villa was completed in July, 2008 and presently operates as a fully staffed, all-inclusive vacation rental.

Benefits of Ownership
Unlike a “timeshare” where all you “own” is time, our investors own a legally binding stake in the property. Investors enjoy the following benefits:
- An investment in a tangible real estate asset that is likely to appreciate over time
- Annual dividends from profits earned by The Rental Pool, issued to those who participate
- Alternative to The Rental Pool, the right to all-inclusive stays at The Villa at deep discounts
- ZERO maintenance fees or surprise costs for investors

These 5 Premium Fractions differ from the original 17 we sold pre-construction in the following ways:
Return on Investment
Investors will earn a return on investment via three methods:
1. Property value appreciation
2. Annual dividends generated by the Rental Pool
3. Deep discounts for all-inclusive stays at The Villa
Property Value Appreciation
The principal means by which investors will earn a return is through the appreciation of the Villa, both as a property and a business entity. This is dependent upon our ability as Developers to operate Villa Buena Onda as a profitable tourism operation.
After a three to five year period of operating The Villa as a successful hospitality business, our plan is to put The Villa up for sale. The length of this period depends upon the time required to identify ideal market conditions and industry trends which would lead to a sale that maximized profitability for investors.
Our aim is to entertain offers of $2.8M or higher. We will sell ONLY if a majority vote (16) is reached among all those holding fractions. The Developers will reserve the right to decide if and when to put the property on the market.
Investors participating in The Pool who have flexible travel schedules are also invited to enjoy last-minute discounts for non-rented weeks. Notices are regularly sent out to investors informing them of current discounts. Annual dividends will be issued to Premium Investors based on the performance of The Rental Pool. Each Premium Investor has the right to 100% of the net operating income produced by weeks in The Rental Pool. We estimate the Annual Dividend to each Premium Investor to be approximately $3,500, although results may vary. Contact Us for historical data and projected performance.
Discounted Stays at The Villa
Premium Investors will enjoy an indirect return on investment if they elect to visit The Villa as VIP guests. Investors can enjoy discounts of up to 40% off the published rates for all-inclusive stays at Villa Buena Onda. At the beginning of each Villa Calendar Year, investors are permitted to select a specific week at a discounted rate OR participate in The Rental Pool.
